Not a loan offer or commitment to lend. Available for California properties only. Programs, rates and terms vary and are subject to credit approval and underwriting. See licensing & disclosures.
How jumbo loans work.
Conforming loan limits are set each year by the Federal Housing Finance Agency and vary by county. A loan above your county's limit is generally considered jumbo.
Who it may fit
- Buyers purchasing in higher-priced California markets
- Borrowers with strong credit, stable income and meaningful assets
- Homeowners refinancing a larger existing balance
- Self-employed borrowers who can document income in line with lender guidelines
What to know first
- Jumbo loans are not backed by Fannie Mae or Freddie Mac, so each lender sets its own guidelines.
- Appraisal and documentation requirements are often stricter.
- Rates and terms can differ from conforming loans and may move up or down relative to them.
- A "piggyback" structure or a smaller loan may help some buyers stay under the limit. We can walk through the trade-offs.
Common jumbo loan questions.
What is the jumbo loan limit in California?
There is no single number. The conforming limit is set annually by the FHFA and differs by county, with higher limits in high-cost areas. Any loan above your county's limit is generally treated as jumbo. We can check your county for you.
How much down payment do I need for a jumbo loan?
It varies by lender and program. Jumbo loans often require more down than conventional loans, but options exist. Your credit, assets and the property all affect what is available.
Are jumbo rates higher?
Not always. Jumbo rates can be close to, above, or occasionally below conforming rates depending on the market and the lender. We do not quote rates on this site.
